Renting shouldn’t include poor HVAC

There are for sure some real upsides to renting one’s home.

Just a call to the rental office leads to resolution of problems that a homeowner would have to see to and pay for themselves. Plus, there is no mowing the yard and the pool is cleaned without my help. But, disadvantages exist as well went renting. I have lived in the same place now for over 5 years and I have never seen any sort of preventive maintenance. That seems odd for an investment like a dwelling. The biggest area that exposes this failure is the poor condition of the HVAC. It would seem to me to be in everyone’s best interest to have the HVAC serviced at least once per year. I have had problems with the HVAC since I moved in. But, each time I call the rental office, they send the same guy who has extremely limited knowledge about HVAC. His HVAC “repair” is nothing more than an exercise in futility. Nothing gets actually serviced. So, the efficiency and capacity of the HVAC diminishes all the time. I have always been very careful to keep the HVAC air filter changed each month. In fact, I even cleaned the condenser unit, coils and grills because they were so filthy. I have even gone to the lengths of using my shop vac to remove the gunk in the evaporator line. The emails that I write to the property manager are respectful and reasonable. But, they are ignored. It’s a shame because I really like where I live.
